Land & Flood Risk
- Check land classification — TC2 and TC3 are high risk
- Confirm if the property is in a flood zone
Structural Warning Signs
- Look for uneven or sloping floors
- Check interior lining cracks on walls and ceilings
- Test doors and windows — sticking signals foundation movement
Foundation & Subfloor
- Inspect the manhole for subfloor repairs like jack and pack
- Ask for a subfloor report if repairs are visible
- Check for patched or repaired areas in concrete floor or foundation
Repair Documentation
- Ask for PS3 if foundation repairs have been done
- Check for visible exterior damage or previous repairs
- Request Council consent and producer statements
Due Diligence Checklist
- Obtain a LIM report and review the property's full history
- Review EQC/NHC repair records
- Confirm the property is insurable before proceeding
- Review any council notices or unpermitted work on the LIM
